What Local Services Ads are
Local Services Ads (you will also hear them called Local Service Ads, or LSA) are the listings that sit at the very top of Google. Above the regular ads. Above the map. They show your business name, your star rating, and the Google Verified badge, which tells people Google has checked you out before it put you there. When someone in your area searches for what you do, you are the first thing they see. Good Local Services Ads management is what keeps you in that spot without paying for junk.
Here is the part owners like best. You do not pay per click. You pay per lead. Somebody has to actually call you or message you before it costs a dime. No more burning money on people who tapped your ad and bounced. That one difference is usually what decides whether Local Service Ads or regular Google Ads fit your budget. For home service businesses, that is about as close to a sure thing as paid advertising gets.
If you remember the green Google Guaranteed check mark, that is the same idea under a new name. In October 2025 Google replaced the Google Guaranteed and Google Screened badges with a single Google Verified badge.
Are Local Services Ads going away?
No, but where you manage them is changing. Google is folding Local Services Ads into Google Ads, where they will run as a special Performance Max campaign built around pay-per-lead goals. The ads themselves stay put. You still show at the top of Search and Maps, you still pay for leads instead of clicks, there are still no keywords to manage, and your verified status carries over.
The move happens in waves. Home and storefront service businesses in the US started moving in August 2026, beginning with trades like pest control, plumbing, HVAC, electrical, roofing, and moving. Service area businesses without a storefront, plus accounts with custom bidding or booking setups, follow in late 2026. Everyone else moves in 2027. Google emails the account administrator 14 days before the switch. What changes for you:
- The old LSA dashboard shuts off. Budgets, targeting, leads, and disputes all live inside a Google Ads account from then on.
- Weekly budgets become daily budgets. Your weekly number is divided by seven, daily spend can swing on busy days, and the real cap is monthly.
- The manual cost per lead cap goes away. You set a target cost per lead and Google bids toward it. Run more than one trade and the targets get blended unless each trade has its own campaign.
- Your old reports do not come with you. Historical lead and spend reports have to be downloaded before your migration date, or they are gone.
We wrote up everything that changes when Local Services Ads move into Google Ads, including the checklist to run before your notice email lands.
Why most owners struggle to run LSA on their own
The idea is simple. Running it well is not. We see the same few things trip people up over and over.
First, the verification. Google makes you prove you are real before you go live. Background checks, license uploads, insurance documents, business records. One missing piece and you sit in limbo for weeks. Plenty of owners start the process, hit a wall, and quietly give up.
Second, the budget gets eaten alive. Not every lead is a good lead. You get wrong numbers, spam, people way outside your service area, folks asking for a service you do not offer. Google lets you dispute those and get your money back, but you have to actually do it, with the right reason, inside the window. Most owners are too busy running jobs to file disputes. So they pay for junk and never know how much they are losing.
Third, your ranking inside LSA is not random. Google looks at your reviews, your Google Business Profile, and how fast you answer. Slow response and thin reviews push you down the list, which means fewer leads and a higher cost for the ones you do get.
And now there is a fourth. Once your account moves, LSA stops being a simple set-it-yourself tool and becomes a campaign inside a full advertising platform, with daily budgets, bid targets, and campaign structure to decide. That is a lot to learn on top of running crews.
What Local Services Ads do for you
When they are set up right, here is what you get out of them.
- Top placement. You sit above the regular Google ads and above the map pack. The first thing a searcher sees in your area is your business.
- A trust badge. The Google Verified badge tells people Google checked you out. That badge wins calls from local customers comparing you with businesses that do not have it.
- Pay per lead. You are billed when someone calls or messages, not when they click. Your money goes toward real people who want the work done.
- Fast. Once you are verified and live, leads can start coming the same week. You do not wait months to see the phone ring.
How our LSA management works
We do not just flip the switch and walk away. Local Services Ads need a hand on them, and after the move into Google Ads they need one even more. That is the whole job, and it is the part that decides whether you make money or feed the machine. Here is what we handle.
- Verification and the Google Verified badge. We walk you through the background check, gather your license and insurance documents, and submit everything the right way so you get verified without the back and forth that stalls most people.
- Budget and bidding. We set a budget that matches the work you can actually take, set a cost per lead target that makes sense for your trade, and adjust as the season changes. If you run more than one trade, we split campaigns so each one keeps its own target.
- Disputing junk leads. Spam, wrong numbers, out-of-area calls, requests for things you do not do. We catch them and file the disputes so Google credits you back. Over a year that adds up to real money returned to your account instead of left on the table.
- Reviews, response time, and your profile. Your business name, address, and hours now sync from your Google Business Profile into your ads, so we keep the profile accurate, help you build a steady flow of fresh reviews, and keep an eye on how fast leads get answered. The stronger those get, the higher you sit and the cheaper your leads become.
- Migration prep. If your account has not moved yet, we download your historical reports, record your current bidding setup, and make sure the 14-day notice goes to an inbox someone actually reads.
You get a clear picture of what is coming in, what each lead cost, and what got credited back. No mystery dashboard you never log into. Just an honest read on whether the channel is working.
Local Services Ads for every home service trade
Most advertising asks you to gamble. You put money in and hope the right people show up. Local Services Ads flip that. You pay after a real person reaches out, you sit at the very top where ready-to-hire searchers look first, and the badge does some of the trust work for you before you ever pick up the phone.
That combination fits trades where the customer has a problem right now. People searching for a plumber, a pest control company, or a tow truck are not browsing. Neither is a homeowner whose air conditioning quit in July, which is why the channel fits HVAC companies so well. Google keeps adding eligible categories, so if you are not sure your trade qualifies, we will check.
How it fits your whole marketing system
Local Services Ads are powerful, but they are one piece. We run them as the top layer of a system that works together so you are not leaning on any single channel.
Think of it stacked from the top down. Local Services Ads sit at the very top of the page and bring in leads right away. Underneath, our map pack and local search work builds the kind of free, lasting visibility that keeps paying off long after the ad spend stops. Those rankings take time, so the ads cover you while they grow.
Now that Local Services Ads live inside Google Ads, regular search campaigns can sit in the same account to fill in the searches the pay-per-lead ads do not reach. And all of it points back to a website built to turn that traffic into calls. One channel feeds the next. The ads are the fast start, the rest is the foundation.
What results look like
The honest version. Once verification clears and you go live, leads can start within days. That is the fast part, and it is real. You will see calls and messages come through and you will know what each one cost.
The ranking side builds over time. As your reviews grow and your response time stays sharp, Google moves you up and your cost per lead tends to come down. If your account is mid-migration, Google says to expect up to two weeks before the new campaign settles, so we do not judge it on day three. We will not promise you a number or a position. Anyone who does is guessing. What we will do is run it well and show you the real results as they come.
